Why BIM Content Drives Specification Earlier Than You Think

Most manufacturers assume product selection happens when the specification is written. In reality, many specification decisions are influenced much earlier. As architects increasingly design with manufacturer-specific BIM content from concept stage, the products that enter the model first often become the products that remain through to specification. Understanding when designers make these early decisions can fundamentally change your digital product strategy.

When it comes to getting your products specified, timing is everything. But when are ‘product selections’ actually made?

Manufacturers often assume product choices are made at the final specification stage, once the design is fully resolved and the specifications are being written. But whilst that’s technically true, in practice, it’s not quite that simple.

Whilst the ‘final decision’ might be when the spec is written, the ‘selection process’ is more nuanced, and in modern design workflows, that process actually starts very early on. You could even say the preliminary selection is happening before designers are consciously making a final specification decision.

Specification Starts Long Before the Specification Document

What do we mean by that?

Well, a question came up recently about the difference between having a BIM content strategy vs investing in spec-writing platforms.

Specification-writing platforms provide potential value to manufacturers. But the reality is, by the time specifications are being written, many of the decisions about which products will be specified have already been made, or at least, they’ve been significantly influenced.

Today, manufacturer-based BIM objects are being used at the very earliest stages of design. Architects and designers aren’t waiting until the end. As a way of designing with more clarity and delivering their projects with greater efficiency, they’re populating their models with manufacturer-specific content right from concept design.

Why? Because using real, accurate objects makes their work faster, more coordinated, and more reliable as the project evolves.

Why Designers Use Manufacturer BIM Content Early

During the early phases of a project, designers know the design will continue to evolve as the project develops. They don’t want to spend unnecessary time modelling generic stand-ins or reworking products and details later in the project.

Having manufacturer BIM content readily available provides an an easy, efficient way to keep the project moving, which in turn makes it more likely your product will be the one they use, and the one they use as the reference for writing the spec when it eventually gets to that stage.

By getting your products into the design models during these early design stages, your brand and your product is helping to shape the project long before the formal specification document is written.

And here’s what a lot of designers tell us: Once a manufacturer’s product is in the model, more often than not, it’s likely to stay there.

Designers have little incentive to swap it out unless there’s a technical or commercial reason to do so.

Replacing an object takes time, disrupts documentation, and ultimately eats into the designers’ profit margins.

BIM Content and Specification Platforms: Different Roles, Different Timing

Investing in a BIM strategy pays off.

By providing high-quality, ready-to-use content, manufacturers can position themselves to be selected early in the design process, long before specification-writing platforms even come into play.

Those platforms still have a role, of course, but their influence is often more at the “confirmation” stage.

BIMContent.com, on the other hand, puts your products directly into the model when designers are still shaping the building itself.

Kellie Adler, Senior Architectural Technician BIM Manager at Arch:

Manufacturer content could be used as early as the schematic design stage… as early on as possible, using a piece of content saves us time later.

In other words: the earlier you’re in, the harder you are to replace.

Why Early BIM Adoption Creates a Competitive Advantage

The manufacturers influencing projects today aren’t simply visible when specifications are written – they’re present when designs are created.

By investing in high-quality BIM content that architects can use from day one, you position your products to become part of the project before formal specifications are even considered.

That’s how BIM content drives earlier product selection, stronger specification outcomes, and ultimately, more opportunities to win work.

Conclusion

As architects increasingly incorporate manufacturer BIM content during concept and schematic design, the opportunity to influence product selection now exists much earlier in the project lifecycle. While specification platforms remain an important part of the process, they often support decisions that have already been shaped through the design model.

For manufacturers, a well-executed BIM content strategy isn’t just about providing downloadable Revit files. It’s about making your products accessible when designers are actively making decisions – helping your brand become part of the project long before the specification is finalised.
